Seabrook Island Property Association (SIPOA) has started charging for all gate passes.
Gate passes are $45/ vehicle. This charge applies if you are staying 1 night – 179 nights. If you are staying more than 179 nights, there is a different charge
Gate pass car total is due 2 weeks prior to your arrival. Payment of $40/gate pass(es) is due at time of your final payment.
Any changes made less than 2 weeks prior to your arrival are non-refundable. If you add a gate pass less than 2 weeks prior to your arrival, a $10 additional fee will apply.

Once the car has a gate pass, any licensed driver can drive.
Amenity cards giving you access to the facilities of the Seabrook Island Club are included with this unit! These cards give you access to the oceanfront pools, Pelican's Nest outdoor restaurant and bar, and the upscale Island House restaurant. Golf, tennis, an indoor fitness center/pool, and horseback riding are available for an additional fee.
The new owners have professionally decorated this two bedroom (king in master and 2 double beds in guest room) with darkening curtains recently added and two full bathroom beach house with a nod to West Palm Beach style. Relax with your morning coffee or happy hour libation, while enjoying golf course views, on the brand new Palm Casual furniture including Adirondack chairs and rocking chairs with end tables that can be conjoined for use as a coffee table for alfresco dining. There is also a brand new Weber gas grill for outdoor cooking enjoyment. Updated, fully equipped kitchen makes entertaining a breeze. Wrap around banquette with 4 chairs, easily seats for 8. Enjoy beautiful coastal sunrises and sunsets from double balconies which flank the master bedroom.
Pet friendly (1 dog): If you are bringing your four legged family member an additional fee will apply.

From Memorial Day - Labor Day, our rentals are weekly only, Saturday - Saturday.
Cancellation Policy:
For cancellation made up to 30 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee.
For cancellations made less than 30 days prior to the scheduled arrival date, all monies are forfeited. If we are able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest's under the terms of the Rental Agreement.
For monthly winter rentals the policy is as follows:
