FRON NEWYDD was built as a working farmhouse in 1930. This is your perfect holiday home, not overlooked (only by sheep) with a lovely private garden, a big decked terrace, a fire pit, and BBQ, the perfect setting for al fresco dining. Just a 15 min drive to the coastal town of Tywyn with, big CO-OP and Spar stores, leisure center, Pubs, Cafes, Good restaurants (can recommend several) independent shops.
THE GROUND FLOOR:
With fairly level access off the drive, you enter from the driveway, with parking for 3 cars, and into the kitchen, with easy-clean vinyl flooring.
KITCHEN/DINER:
This lovely big cottage-style kitchen is fitted with cream ‘Shaker style’ units, a Belfast sink, and block wood worktops. Additional pitch pine units and a custom-made Douglas Fir dining table, with 6 hi-back leather chairs, give the kitchen a very authentic rustic feel. It’s really well equipped with everything you require to cook for a large family or group, including a ‘Bosch’ ceramic hob and built-in oven/grill, and much more. There is a 24” TV on the wall. In the pantry is a tall fridge/freezer and ample storage. Patio doors open onto the South facing garden and terrace, with views all around.
UTILITY and BOOT ROOM:
From the rear door, the hallway provides a useful boot room, with a utility room to the rear. The utility has a number of fitted units, a sink with drainer and mixer taps, a washing machine, and a microwave.
SHOWER ROOM:
With cubicle shower, wall hung basin, WC, and easy clean wood effect vinyl flooring.
SITTING ROOM:
This lovely sitting room has a recessed fireplace with slate hearth, wood burner, and cozy nubuck leather seating for 6 people, including 2 recliners. Newly carpeted floors, There is an LG 55” SMART TV, books, and games and enjoys views all around.
FIRST FLOOR:
Off the main hallways with antique pine dresser, the pitched pine staircase leads to the first floor.
BEDROOMS:
All individually themed rooms ‘Boutique Styled’ All rooms are newly carpeted floors.

FAMILY BATHROOM:
With roll-top feature bath and separate corner cubicle shower with pan shower, plus handheld attachment, pedestal wash hand basin, WC, and tiled flooring.
OUTSIDE:
FRON NEWYDD is set in the beautiful Snowdonia National Park and is surrounded by spectacular scenery, the garden and terrace is South / West facing which benefits from the sun nearly all day and evening and backs onto a rural landscape with fields, mountains s a backdrop, with sheep, cattle and chickens in the surrounding fields. There is a patio area to the side with a fire pit/BBQ, wooden bench and to the front a terrace with a bistro table and chairs on the wooden decking. To the rear are barns that belong to the farmhouse and occasionally the owners will park their horse truck there. This is not an active working farm and there is little farm activity around. The main barn can be used for guests to store bikes etc securely. There are dilapidated old stone buildings to the rear, which are out of bounds to guests and the public. A public footpath runs to the side of the farmhouse, but this is a very quiet location, and it's rare that you will see any walkers passing by.
There is off-road parking spaces for 3 cars.
Nearby, for those with young families, miles of sweeping sandy beaches can be found in Tywyn, Aberdovey, or Barmouth. If you're into cycling or horse riding, there are numerous scenic places to ride. This is a walker's paradise with Cadair Idris just a few minutes away.

We have a cot and high chair for a baby if needed.
A small/med size dog considered, £50 charge applies.
Short breaks when available: Monday- Friday 4 nights and Friday-Monday 3 nights.
Changeover day is Monday in the main season.
There is a £49 cleaning fee and a minimum charge of £599 applies to any stay.
