Kelownalakeviewhouse is a beautiful executive 3 bedroom home with spectacular lake views from every room as well as the HOT TUB and above ground new pool(June-September).The pictures don’t do it justice! From the moment you walk into the home you will feel the tranquility and calming atmosphere as well as the amazing views from each room. The home sleeps 6 adults in 3 bedrooms located on the top 2 levels of the 3 level home. The lower level is owner occupied and the owner will not be there during your booking but the area inside is unavailable.
Beautiful beach access located within walking distance (9 and 30 minutes) and a15 minute drive from Downtown Kelowna and 10 minutes from Kelowna Airport. Many local wineries within minutes.
McKinley Landing is Kelowna’s best kept secret offering a quiet neighbourhood just minutes to the beach, hiking trails and Kelowna’s Downtown scene. You will absolutely love the views and tranquility in this home.
Rental Rules: Guest agrees to abide by the Rental Rules at all times while at the property, and shall cause all members of the rental party and anyone else the Guest permits on the property to abide by the following rules at all times while residing at the property.
There is to be absolutely no events or parties hosted on the property, and the noise level must be maintained to a respectable level as per the local good neighbour agreement for licensing. We value our neighbourhood and need to ensure that you respect them to continue to be able to have you enjoy our home for short term rentals. If any rules are broken the Guest will be subject to the monetary amounts stated in the rules and this rental agreement will be terminated immediately with no refunds to the remaining days booked in your reservation.
** NO GLITTER OR CONFETTI PLEASE. $100.00 extra cleaning fee will be charged in the event there is confetti or glitter found in the home. **
The age of the primary renter must be above 25 years of age for Short Term Rental Insurance purposes to rent our home.
There is to be NO SMOKING in the home or on the property as well as not on or near the neighbours properties. $500.00 fee for smoking in the home, and immediate termination of the rental agreement with no refund.
Parking for 2 vehicles must be in driveway and not on the road near the neighbours property.
Shoes are required to be off in the home at all times. Please be mindful of your feet after walking on the deck as the outside dust will come into the home if you do not wipe your feet.
Hot Tub. Please read the Hot Tub Rules and detailed directions and instructions in the guest book as well as watch the short video provided on how to open and close the hot tub lid as well as how to correctly use and maintain it. Do not sit on the hot tub lid.
No lifeguard on duty please use at your own risk. Limit your soak to 15 minutes, and cool off before re-entry. Children must be supervised at all times
If the hot tub or hot tub lid and lifter are damaged there will be a charge of $500.00 for the lid and $300.00 for the lid lifter or the full cost of the repair of the hot tub. If you do not know how to use a hot tub please message for detailed instructions and they will be provided to you to ensure you do not damage the hot tub.
The Hot Tub is to be used at your own risk. There is to be no glass anywhere near the hot tub. Please use the PLASTIC glasses provided. The lid must be closed and opened properly by the red button on the side of the lifter. DO NOT FORCE the lifter as it will break. Please manually remove the snaps that hold the hot tub down FIRST or they will tear off and break. Please make sure the spa chemical flotation device is left in the tub to control the chemicals correctly.
The lid MUST be returned to contain the heat when finished. If the hot tub lid is not correctly put back properly there is a $100.00 heating fee per day it is left open.
Please wear shoes to and from the hot tub area and do not have dirty feet in the hot tub as there will be a $250.00 hot tub cleaning fee to drain and clean the tub.
Curtains must be tied back after each to ensure they are not damaged from the wind.
Pool rules are located in the welcome book. Please ensure that the ladder gate is locked at all times to ensure the safety of all guests. There is to be absolutely no glass near or in the pool area. If there is glass found in the pool or dirt or other substances there is a $1000 fee to drain and clean the pool. There is no lifeguard on duty so please use pool at your own risk. Children must be attended at all times.
Hot tub and pool maintenance is done on Thursdays during your stay.

The home is located on a septic system so there are to be no personal products or anything other than septic safe toilet paper to be flushed. There are absolutely no exceptions to this and there are garbage cans located in each bathroom with extra bags underneath them if you are looking to dispose of something discreetly. If you are found to have deliberately flushed something other than septic safe toilet paper down the toilet causing damage you will be charged for the damages to the septic system up to the full cost of the repair.
The BBQ is available for your use and is connected directly to the propane tanks. Please make sure you turn the BBQ off when you are finished. There are BBQ tools in the kitchen drawers.
The outside cameras, doorbell camera Wi-Fi, internet, noise detector or door locks are not to be tampered with or obstructed at any point during your stay or you will be asked to leave the property immediately with no refunds for breaching the house rules with a $500.00 fee. The cameras are 2 way voice video and are constantly recording and only viewed in the event there is a reason to check on the security of the property. They are not monitored for your privacy and are located only on the exterior of the whole property including distant views of the hot tub and pool to ensure when vacant the safety and security of our property is protected from the weather ailments.
Please ensure you leave the home as you found it when you checked in upon your check-out. If the home has excessive cleaning to be done there will be a $250.00 cleaning fee added to your charges.
Linens. The fees for damaged linens are up to $120.00 for each sheet set, up to $250.00 for each duvet set, up to $200.00 for each duvet blanket, up to $20.00 per towel/cloths and up to $75.00 per housecoat.
Pool Table. Please do not damage the pool table, balls, or pool ques. If there is excessive damage there will be a fee of up to $1000.00 to repair or replace the pool table or cues. If you notice something is damaged or not up to standards please let us know asap and we will rectify the issues as best as we can.
Dart Board. Please be respectful of the wall the dart board is located on and not to break the darts with excessive force. If there is excessive damages to the dart board and wall there will be a fee of up to $250.00. If you notice something is damaged or not up to standards please let us know asap and we will rectify the issues as best as we can.
Sauna. Currently not in use. Please do not enter or damage the sauna.
Doors and windows. Please make sure all doors and windows are closed and locked for the security and safety of the home when you leave the premises.
Please respect the neighbours and keep your noise to a respectable level and kept within the home. If there are any complaints or disturbances from anyone in your group or guests to the home you will be asked to leave the property immediately with no refunds for the remainder of your stay. There is to be absolutely no events or parties hosted on the property and in the event there is a $1000.00 fee and immediate termination of the lease with no refunds will be issued.
Access: Guest shall allow Homeowner access to the property for purposes of repair, inspection or emergency. Homeowner shall exercise this right of access in a reasonable manner by giving at least 1 hours’ notice (unless in case of emergency).
Yard maintenance is scheduled for Monday morning at 7 am. They are granted access from Monday to Friday from 7 am to 5 pm to ensure their maintenance is completed.
Pool and hot tub is scheduled for weekly maintenance on Thursdays but could be any day during your stay to ensure the quality of the water is up to standards.
