4 Bedroom Cottage with Bedding and Laundry

Situated half way between Chichester and Portsmouth, and close to Emsworth at the North end of Chichester harbour, 35 min drive to either the Wittering's or Hayling Island (depending upon traffic) this peaceful secluded cottage allows the whole family to relax during their stay. With Thornham Marina close by, and Thornham estuary easily accessible, it offers guests the ability to sail, swim and paddleboard at high tide. Or take in the view of birds across the salt marches towards Portsmouth.
A unique architect-designed chalet bungalow converted from a coast guard cottage on a secluded, private road on Chichester harbour. Deceptively spacious, very light, and completely private with full-height glass across the back, and inside/outside flow throughout the house. The front has uninterrupted views over the Great Deeps.
Direct access to the Thorney Island coastal path, very popular for families, dog walkers, and bird watchers, and the popular harbour beaches at Printed and Thornham point are a short stroll along the path. Thornham Marina is a hub of activity in summer and has a small coffee shop on the waterfront.
Southbourne ( 1 mile) has food shops and a station. The quaint harbour village of Emsworth (1.5 miles) has a range of shops, pubs, bars, cafes, and a good choice of restaurants, including a takeaway/delivery service. Portsmouth is 6 miles to the East and Chichester 7.7 miles to the West.
The house is perfectly set up for a relaxing holiday, suitable for 2 families or 6-8 adults (but not a house for parties!)
The kitchen/living area is open plan: a dining table that seats 8-10, with a door opening onto the large patio deck area. Alongside is the main lounge,with large oak doors that open onto the deck and garden. A built-in wood burner keeps the space cosy in winter. Oak stairs connect with the mezzanine spacewhich is set up as a home office and sitting area overlooking the back garden and harbour beyond.
The main bathroom has a spa bath with a power shower, toilet and sink.
A utility room with a dryer, washing machine and large sink. It also houses a second fridge/freezer, and clothes drying space.
The kitchen is very well equipped with an induction hob, double oven, microwave, dishwasher, coffee machine, large American-style fridge/freezer, ample quality cooking utensils (e.g. Le Creuset) and china.
The high-ceiling master bedroom, bedroom 1, has Velux windows (with black-out blinds), a king-size double bed, bamboo flooring, and patio doors opening onto the rear patio area. The ensuite has a double shower, toilet, basin and underfloor heating.
Bedroom 2 at the front of the house has a double bed and views across the Great Deep.
Bedroom 3 also at the front of the house has a double bed, with patio doors opening onto the front deck.
Bedroom 4 has a bunkbed.
A spiral staircase (just behind bedroom 3) connects the second mezzanine space; the views are stunning; perfect for watching the sunset over the great deep. There is a lounge area, and a cozy corner with a television perfect for the kids to chill out.
Entertainment includes 47 inch TV in the main living room and a second TV in the front mezzanine. Speakers and Bluetooth dab radio. Lots of books and board games.
Broadband/wifi.
The secluded back garden is a sun trap and fully secure. There is a large patio/deck area set up for outdoor living with garden furniture including; a sofa, large bean bags, table and chairs, an umbrella, a fire pit, and a gas barbeque with an outdoor hob. A low oak wall separates the lawn area, with mature beds, trees, and seaside planting. Toward the back of the lawn, behind the large flax plant, is a log cabin furnished with a sofa, table, chairs, and a secluded small deck. A perfect place to send the older kids to hang out.
The front garden has a small wildflower meadow, with a wooden deck under the wisteria-covered pergola, perfect for watching the sunsets.
The drive can accommodate 2 cars, and with further parking on the road.
The beach at Prinsted is a popular place for water sports including windsurfing, paddle boarding/canoeing and wingfoiling. There is a slipway to launch boats/small dinghies. It is also very safe for swimming.
Mountain Biking/Road Biking - there is excellent biking on the doorstep, with the South Downs providing mountain biking with ready-made trails, and on-road biking, there are idyllic quiet country lanes to meander down, with plenty of country pubs to stop and refresh at.
