On the second floor, guest bedrooms and a loft offer spaces for relaxation and entertainment. The loft features a queen sleeper sofa. Fire TVs throughout ensure that entertainment is always at your fingertips. This floor is home to an additional four guest bedrooms. Two of the rooms have King beds, one having an additional Daybed + twin trundle and private en-suite bathrooms, one with a shower and the other with a tub/shower combo. Guest bedroom three and four share a Jack n Jill bath. This bathroom has a double sink vanity and walk-in shower. All of the bathrooms have hairdryers and makeup mirrors. Bedroom three has a Queen bed and bedroom four has a King.
The fully stocked kitchen is a culinary haven, equipped with an oversized kitchen sink, quartz countertops, and top-of-the-line stainless steel appliances, including a ZLine Gas cooktop and range. The gourmet chef in your group will appreciate the warming drawer, walk-in pantry, and plentiful gadgets. A breakfast bar with four stools provides the perfect setting to start your day. Off the kitchen is the large laundry/ Butler's Pantry. A full size-stacked LG washer and dryer make any laundry chore a breeze! The powder bath has a beautiful tiled wall.

Depending on the weather, the pool can be heated or cooled for an additional, non-refundable fee of $500: 24 hours advance notice required. (The pool is warmed by an electric heat pump which takes a day to heat and if the outside temperature drops below 50 degrees, it will not be able to heat to temperature. The heater runs 23.5 hours per day). 10:00 PM CURFEW FOR POOL USAGE.

Just up the road from your home is the Lake House, home to the fitness center, indoor pool outdoor pool, playground and outdoor basket ball court. The Equestrian Horse Farm and Racquet Sports Center is also located at the top end of the island. Enjoy the 15 Har-Tru clay tennis courts or practice Pickleball. Amenity Cards are required to use the Seabrook Island Club and SIPOA Lake House facilities. This property includes access to the Club amenities: the Beach Club oceanfront pools (seasonal), Pelican's Nest outdoor restaurant/bar (seasonal), Island House restaurant/bar, golf and tennis. Additional fees are charged for all activities except outdoor pool usage. The Club Amenity Card also allows access to the Lake House facilities (outdoor pool/no fees; indoor pool/fitness center/fees apply). Amenity cards are arranged through the Seabrook Island Amenity office.

Seabrook Island Property Association (SIPOA) has started charging for all gate passes.
Gate passes are $45/ vehicle. This charge applies if you are staying 1 night – 179 nights. If you are staying more than 179 nights, there is a different charge.
As of 5/1/25: Each rental property is permitted a maximum of four (4) total gate passes. This includes passes for both cars and Low-Speed Vehicles (LSVs). Please note that the total number of passes cannot exceed four, regardless of the type of vehicle, per Town of Seabrook.

LSV (Low Speed Vehicle) RENTALS PERMITTED at this property. An LSV requires the use of one of the gate passes included in the maximum number of vehicles passes.
Requirements for LSVs
Must be registered and insured, have a 17-digit VIN and display an LSV license plate, display a valid SIPOA entry pass issued specifically to that vehicle. Drivers must have a valid driver s license. No off-road tires allowed
Usage Restrictions:
For street use only. No use on bicycle paths, walking paths, golf course cart paths, boardwalks, or beaches. Follow SIPOA vehicle and parking rules.
Safety Requirements: SC seat belt laws apply to all occupants. Child seats are a must. SIPOA officers and CCSO will stop vehicles with unsecured children

Cancellation Policy:
For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee. For cancellations made less than 60 days prior to the scheduled arrival date, all monies are forfeited. If able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest under the terms of the Rental Agreement.
