The Place at Southern includes spacious bedrooms each equipped with walk in closets, balcony & intracoastal views, and a private outdoor oasis that we consider to be the absolute epitome of outdoor entertaining in West Palm Beach.

The entire property is all yours throughout the entirety of your stay.

As your host I'll be available throughout your entire stay to answer questions, refresh or restock amenities, and immediately address any possible issues !
1. We know you'll want to stay, but please adhere to all check-out times :)

2. Quiet Hours: Quiet hours are from 10PM-10AM - Our homes are fitted with noise monitors - If excessive noise is detected outside of our quiet hours, our host will inform you to please quiet down. If that request is ignored and a second attempt is made with no response, your stay will be cancelled without refund & you will be removed from the property immediately. We have the sweetest, kindest, elderly neighbors - please respect them

3. Smoking and vaping of any kind is prohibited on the property to ensure the safety of our home and guests | Mandatory $300 Fine

4. Pets are Welcome ! | A one-time, $200 “Pet Stay Fee” & your host must be made aware prior to your stay. Any and all damages that are a results of your pet's stay will be at your Host’s discretion

5. Food or Drink of ANY is NOT permitted in: Bedrooms | Either Primary Suite (2) | Living Spaces |Glass is not permitted: Pool Deck | Walkways | Firepit
* Please be advised - the “Booking Guest” is responsible for replacing any stained or damaged items within seventy-two of their check-out. Your host has twenty-four hours to inform you of any damages, and to discuss payment options depending on the extent of those damages. Thank you for your understanding, and care for our home*

6. Our amenities are here for your enjoyment ! All games, beach items, portable fans, towels, pool toys, grill equipment, etc. are to be cleaned off (any sand/dirt), put back in their original containers, and locked inside of the home at check-out

7. Wet towels/sandy beach items are NOT permitted in the home - Please clean off beach items using the hose on the pool deck & hang wet towels/bathing suits on the designated rack + hooks

8. CHECK-OUT Info
- Please Be Advised: If your stay causes our housekeepers to do a deep clean in preparation for our next guests, you will be subject to a Mandatory $300 Deep-Clean Fine - this includes stained/unusable bedding, towels, carpets etc food, drinks or trash left throughout the home, missing or damaged property, and ANY/ALL plumbing issues
- All trash must be placed in the designated trash/recycling bins located out front & to the right of the home.
- Trash is never to be left throughout the home, in the yard, the firepit, or on the pool deck. If you notice you're acquiring an excess amount during your stay, please set your host know as soon as possible. | Mandatory $500 Fine for violating ANY of those house rules
* Please be advised - This rule & associated fine, reflect the severity of damage + compromised sanitation standards that trash, including food & liquids, can cause to our home if left unchecked. We are aware that this is an extremely high dollar fine & hope that the dollar amount conveys how much damage can occur in our South Florida climate. Thank you for understanding

9. Stays for families with children under 18yrs of age:
- Children are never permitted to be left alone on the property, or at the pool, without adult supervision of 25yrs old and up accompanying them
- Children under 16yrs of age are only permitted food and drink in the designated dining areas and must be supervised by an adults 25yrs old and up - with the exception of breastfeeding mothers and parents with infants, where feeding in the bedrooms is permitted - if you are breastfeeding & need accommodations, please contact your host !
