Positive: Beautiful private shady outside patio whisteria pergola. Lovely plants & trees. Friendly but not invasive visits hello from the gentle dogs and cats. Lovely to be able to wander around and see many horses in their padocks and Ugo the pig-boar. Privacy and peace. Great sized pool perfectly tended with lovely greenery & no time limits. Welcoming oasis. This clean farm-house style accomodation is great to just chill with your own drinks, books and company. We had two of the appartments which worked perfectly for 6 of us.
Negative: Not an ideal base if you want to include beach days and it is a long drive to places you might want to visit. The town (a fair distance along the track) has all the food shops you might need but no gelateria or cocktail bar to lure you! Ok for the odd trip off (to Pisa for an evening, Lucca, San Gimniano etc are further but daytrip distance if that's what you have in mind) but comes into its own as a retreat in itself. A fairly direct route to Pisa airport if needed.
